What each visit includes

Each year you receive two visits — one before heating season and one before cooling season. Here is what each visit includes.

Heating season visit

  • Furnace or boiler tune-up
  • Water heater tune-up
  • Refrigerator coil cleaning

Cooling season visit

  • Central air conditioner tune-up
  • Dryer vent cleaning (up to 24 feet)
  • Bath fan cleaning (up to two bath fans)

Coverage note: Appliances must meet code requirements and be in operating condition at the time service begins. HSP must have safe access to all appliances. The Maintenance Plan is not a repair contract.

Add more coverage to your plan

You can customize your Maintenance Plan by adding coverage for additional appliances or units at a reduced monthly rate. This is useful if your home has more than one of the same appliance, for example, two furnaces or a second-floor dryer.​

An HSP technician performs the seasonal maintenance services included in your plan. If a repair need is identified during the visit, you will be notified.​

Common questions about the Maintenance Plan

What does the Maintenance Plan include? 

The Maintenance Plan includes two seasonal maintenance visits per year — one before heating season and one before cooling season. The heating season visit includes a furnace or boiler tune-up, water heater tune-up and refrigerator coil cleaning. The cooling season visit includes a central air conditioner tune-up, dryer vent cleaning (up to 24 feet) and bath fan cleaning (up to two bath fans).


How often will a technician visit my home? 

You receive two visits per year — one for heating season and one for cooling season. Each visit includes three maintenance services.


Is the Maintenance Plan a repair contract? 

No. The Maintenance Plan is a maintenance contract, not a repair contract. It covers scheduled seasonal tune-ups and cleaning services. If a repair need is identified during a visit, you will be notified. 


Can I add coverage for additional appliances? 

Yes. You can add coverage for additional appliances or units at a reduced monthly rate. Options include additional furnace or boiler tune-ups, AC or heat pump tune-ups, water heater tune-ups, refrigerator coil cleanings, dryer vent cleanings and bath fan cleanings. A second-level dryer vent cleaning (requiring a ladder) is also available. See the add-on options section above for pricing.


Do I need a repair plan to enroll in the Maintenance Plan? 

No. The Maintenance Plan is available as a standalone plan. You do not need to be enrolled in a Home Service Plus repair plan to sign up.


What happens if a repair is identified during a maintenance visit? 

If the technician identifies a repair need during your visit, you will be notified. If you are enrolled in an HSP repair plan and the repair is covered, there is no additional charge. If the repair is not covered under a repair plan, or if you are not enrolled in one, Home Service Plus may be able to complete the work for an additional charge, or you can schedule repair work with another service provider.


What is the contract term and how does renewal work? 

The Maintenance Plan is a one-year contract, billed monthly. At the end of 12 months, your plan automatically renews unless you or Home Service Plus cancel in writing within 30 days of your contract anniversary date.


Do I need to be a CenterPoint Energy gas customer to sign up? 

No. The Maintenance Plan is available to all homeowners throughout the Twin Cities metro area and many parts of Greater Minnesota, regardless of your gas provider. You can check if your home is inside the service area by entering your ZIP code in our service area lookup tool​.
